Montecito tells a different story. Active listings have climbed from 34 in January to 53 in June — a 56% increase in just five months — giving buyers meaningfully more to choose from than at the start of the year. Yet homes are still selling efficiently at an average of 35.4 days on market, the fastest pace Montecito has seen since last summer.
The takeaway: both markets remain active, but the dynamics are shifting. In Santa Barbara, constrained supply keeps the advantage with sellers. In Montecito, rising inventory is creating more opportunity for buyers without softening demand.
