Half a year into 2026, the numbers out of the Santa Barbara MLS point to a market moving with real momentum this summer.

In Santa Barbara, homes sold in June spent an average of just 38 days on market, among the fastest paces we've seen in the past year and a sharp improvement from the 50-day stretch back in March. Median sold prices have held in a healthy $1.7 to $2 million range over recent months, while active listings carry a median asking price of $2,495,000 — a gap that reflects buyers negotiating firmly even as homes move quickly.

Montecito tells a similar story on speed: average days on market dropped to roughly 35 days in May and June, down sharply from the 90-plus day waits seen earlier this year. Sold prices here stay naturally volatile month to month, since each closing is a singular luxury estate, but active median list prices climbed to $8,897,500 in June — the highest point of the past twelve months — a sign of sellers' continued confidence in the ultra-luxury segment.
