In Santa Barbara, the median sold price came in at $1,850,000 in August, up from $1,735,000 in July, and homes are moving briskly with an average of just 37 days on market. Active listings carry a median asking price of $2,595,000, a sign of steady demand from buyers ready to act quickly on well-priced homes.

Montecito tells a different story. The median sold price jumped to $7,050,000 in August from $5,422,500 the month before, driven by a handful of significant estate sales. Homes here are taking longer to find the right buyer, averaging 110 days on market, reflecting the more deliberate pace typical of the ultra-luxury segment.

For buyers, this means Santa Barbara rewards decisiveness, while Montecito rewards patience and careful positioning. For sellers, pricing strategy remains the biggest lever, especially in Montecito's slower-moving but higher-value market.
