As we head into the heart of summer, Santa Barbara and Montecito's real estate market is showing signs of picking up its pace, and the numbers tell an interesting story.
In Santa Barbara, homes are averaging about 38 days on market as of June, easing back from a spring high near 50 days in March. Active inventory sits at 201 homes, a meaningful pullback from the 286 homes on the market this time last year, suggesting well-priced listings are finding buyers more efficiently.
Montecito tells a similar story, with average days on market dropping to roughly 35 days in May and June after a far more uneven stretch earlier in the year. At the same time, active listings have climbed to 53 and new listings have doubled since January, from 10 to 20 per month, a sign that more sellers are testing the waters as confidence returns.
Taken together, these trends point to a market that's regaining momentum: homes are moving faster, and sellers are responding by bringing more inventory forward. For buyers, that means less time to deliberate on standout properties; for sellers, it may be a favorable window to list.
