Half a year into 2026, here's a look at what's actually available across Santa Barbara and Montecito this summer.

In Santa Barbara, active inventory eased to 201 homes in June, down from a fall 2025 peak near 275, even as 108 new listings hit the market. Sales kept pace too, with 84 homes closing in June — the strongest closing month since spring.

In Montecito, active inventory stands at 53 homes in June, modestly lighter than the 61 available a year ago. New listings rose to 20, and 10 homes changed hands in June, a rhythm consistent with the neighborhood's low-volume, high-value tempo.
